How New Jersey assesses property
New Jersey taxes real property on its true value, the price it would sell for at a fair and bona fide sale, set as of October 1 of the year before the tax year. On appeal, an assessment is tested against true market value or against the district's common level range, which is 15% above or below the district's average assessment ratio.
Homestead and other exemptions
New Jersey has no general homestead exemption. Homeowner relief comes from three state programs claimed on one combined application: ANCHOR for homeowners and renters, Senior Freeze, which reimburses eligible seniors and disabled persons for property tax increases on their main home, and Stay NJ for senior homeowners. The application for the 2025 benefit year is due November 2, 2026. Towns also administer a $250 deduction for senior citizens and disabled persons, a $250 veteran deduction and a full exemption for 100% disabled veterans. Due dates
Paid in four installments due February 1, May 1, August 1 and November 1. Late taxes can accrue interest of up to 8% on the first $1,500 owed and 18% on the amount above $1,500.
